Boiken Developments, a Tirana based Real Estate Development company specializing in residential and commercial projects, is seeking a skilled Financial Accountant to join our team. The Financial Accountant will play a crucial role in managing the financial aspects of our projects, ensuring accuracy, compliance, and efficiency in all accounting processes. Responsibilities:

Financial Reporting:

• Prepare and analyze financial statements, including balance sheets, income statements, and cash flow statements, on a regular basis.
• Ensure accuracy and compliance with accounting standards and regulations.
• Generate ad hoc financial reports as required by management

Budgeting and Forecasting:

• Assist in the development of annual budgets and forecasts for construction projects.
• Monitor project expenses and variances against budgeted amounts.
• Provide insights and recommendations to management to optimize project profitability.

Accounts Payable and Receivable:

• Oversee accounts payable functions, including invoice processing, vendor payments, and reconciliation of accounts.
• Manage accounts receivable processes, including invoicing, collections, and reconciliation of customer accounts.
• Coordinate with project managers and vendors to resolve billing and payment discrepancies.

Cost Accounting:

• Track and analyze project costs, including labor, materials, and overhead expenses.
• Implement cost control measures to minimize project overruns and maximize profitability.
• Conduct regular cost variance analysis and provide recommendations for cost-saving initiatives.

Financial Compliance & Tax

• Ensure compliance with regulatory requirements and accounting standards, including TAX filling.
• Assist in the preparation of financial audits and liaise with external auditors as needed.
• Implement and maintain internal controls to safeguard company assets and mitigate financial risks.

Financial Planning and Analysis:

• Assist in financial modeling and scenario analysis to support strategic decision-making.
• Provide financial insights and recommendations to senior management based on analysis of key performance indicators.
• Support the development of long-term financial plans and investment strategies.

Qualifications:

• Bachelor’s degree in Accounting, Finance, or related field. CPA or equivalent certification preferred.
• 3+ years of experience in financial accounting, preferably in the Financial Services Big Four .
• Proficiency in accounting software and ERP systems (e.g.,Alpha web , Financa 5 etc – QuickBooks, SAP etc are extras).
• Strong analytical skills and attention to detail.
• Excellent communication and interpersonal skills.
• Ability to work effectively in a fast-paced environment and meet tight deadlines.
• Knowledge of construction accounting principles and practices is a plus.
